I have a rental property in Canada and I live in the US. My property management company withheld 25% tax on the gross rental income and issued me a NR4. I would like to claim a tax refund since the tax payable on my rental income is significantly less than the tax owing on my gross rental income.
Should I be completing a NR7-R or am I supposed to instead elect under 216?
If I fill out the form to elect under section 216, then do I also need to file another T1 return?
Hi Janice,
Complete a Section 216 Non-Resident Return. DO NOT file a T1 non-resident return. Our fee to prepare a Section 216 Non-Resident Return is $400 (one owner) + disbursements. If you would like to proceed, please complete this checklist and return it to me: https://madanca.com/section-216-checklist/
